Located on the first floor of an industrial building, the proposal combines two adjacent office units (600 sq.ft each, 15’×40’×16’ height) into a single cohesive workspace. By utilizing the 16ft clear height, a mezzanine level doubles the usable area of each unit to 1200 sq.ft.

The spatial program accommodates two teams, Genius Box (8 members) and Technology (8 members), with clearly defined workstations and collaborative zones. It further includes a shared conference room, meeting rooms, reception, pantry, short & mid term storage, personal cabins/cubicles, CCTV coverage, writing spaces, and male/female toilets. Efficient planning, shared amenities, and flexibility for growth were key considerations.

Two spatial strategies were explored. Both options optimize vertical volume, circulation clarity, and departmental synergy while balancing spatial drama with operational efficiency.

Option 01 introduces a 421 sq.ft structural cut-out to create a dramatic double-height zone at the entrance and Genius Box area, placing the conference room on the ground floor and separating leadership workstations for focused functioning. The staircase is positioned at the front, reinforcing visibility and hierarchy.

Option 02 reduces structural intervention to 315 sq.ft, shifting the double-height impact toward the entrance and chill zone, with the conference room on the mezzanine and workstations planned more collaboratively. The staircase moves to the rear, ensuring uninterrupted front of house openness.
